Some landlords are exploiters. Rents are astronomical these days. The general answer you'll get is that 'everyone else' is charging these inflated prices, so they must follow suit. But housing is not a luxury.. it's a core need... and just like with other basics (food, medicine) if the 'industry' becomes too overreaching in it's demands it puts an enormous strain on the entire economy.

Oversized rents and mortgages combined with runaway health and energy costs, etc... there comes a point where it takes big bites out of other sectors of the marketplace, leaving a lot of people out of work and struggling even harder.

The whole economic meltdown was caused by shrewd but lazy motherfuckers who stopped building things for a profit. They figured out that they could just play money games and walk out as multimillionaires toot sweet. Landlords that charge excessive rates to subsidize their own outsized appetites for luxury are in the same general camp as the pirates of Wall Street, if not in the same league.
