Do Peel Sessions count as demos?
If So...

1986 - Slab - The Aniimals Are All Eating People Pie. Slower and more (early) Swans like than album version. ('Proper' version on superb album Discension and there's a funkier version on a 12" from 88' called 'People Pie').

Nick Cave and the Bad Seeds - St. Huck.
Peel version (March 84') has a real lofi urgency/desperation compared to the version on 'From Her To Eternity'.
Both versions have a killa lyric though, one of his best IMO.

Bauhaus - Swing The Heartache (Peel). Has more synth washes lower in the mix and an electronic bass pulse that I feel fits the song better.

Broadcast - Pendulum (Peel Session 2003). Not a lot different to album version, but synths have loads more yummy resonance and incidental unsettling sounds.
