Do the National Trust own the building then? Perhaps it is still owned by the church group who originally used it. The asking price does seem low compared with today's property prices but whoever buys it will have to jump through hoops to get planning permission for almost any other use.

I haven't checked but would guess the NT 'own' the land and leasehold so there will probably be ground rent as well. That could be hefty.
